Chandigarh Realtor Murder Unravels Gang War and Property Dispute
The brutal murder of 31-year-old property dealer Charanpreet Singh, widely known as Chini Kubaheri, in Chandigarh's Sector 9 has taken a dramatic turn, with investigators now linking it to a complex web of gang warfare and a high-stakes property deal gone wrong. Initially suspected as an extortion killing, the case has deepened, revealing connections to notorious gangsters and financial disputes amounting to crores of rupees.
From Extortion to Gang War: The Investigation Shifts Focus
According to police sources, Charanpreet Singh was deeply involved in questionable land dealings, allegedly acquiring properties through illegal means. In one particularly contentious transaction, he reportedly crossed paths with associates of gangster Lucky Patial, sparking a financial dispute estimated at around Rs 8 crore. Patial is said to have demanded the return of this substantial sum, but Charanpreet allegedly refused, leading to a series of threats that ultimately culminated in his fatal shooting on Wednesday afternoon in Sector 9.
In a viral explanation circulating online, Lucky Patial claimed that the victim had ties to rival gangs, specifically accusing him of leaking sensitive information to the Bishnoi Gang. Patial also connected the killing to the recent murder of Gurwinder, who was shot dead outside a Mohali court. He further alleged that he tracked Charanpreet's movements through a social media post, which indicated the realtor was heading to a gym in Sector 9. This information reportedly prompted Patial to dispatch shooters to the location, resulting in the deadly attack.
Charanpreet Singh's Rapid Rise and Criminal Background
Charanpreet's background paints a picture of a swift and controversial ascent. Once reportedly seeking employment through an associate known as Meet Bouncer, he initially worked as a supplier of bouncers and a kabaddi promoter in Mohali. His transition into the real estate business significantly elevated his lifestyle, as evidenced by his social media presence, which showcased ownership of a Fortuner vehicle and a penchant for high-end fashion brands.
However, this rise was marred by a string of legal troubles. Charanpreet had been named in multiple FIRs registered in Punjab over the years, including cases related to assault, criminal intimidation, rioting, and violations of the Arms Act at police stations in Kurali and Majri between 2016 and 2025. The most recent case was filed in March 2025 under the Bharatiya Nyaya Sanhita, highlighting his ongoing entanglement with the law.
Police Action and Arrests in the Case
In response to the murder, Punjab's Anti-Gangster Task Force (AGTF) swiftly apprehended alleged shooter Rajan, alias Piyush Pehalwan, and his accomplice Pritam Shah from Kaithal in Haryana. The duo had fled Chandigarh via Mohali and Patiala following the incident and sustained injuries during the police operation. Pehalwan, who is linked to the Bambiha gang, is wanted by authorities in two murder cases—one in Faridkot and another in Jalandhar. He had reportedly been based in Malaysia and is believed to have entered India illegally via Nepal after traveling from Bangkok.
Earlier on Thursday, Charanpreet's family gathered at the Sector 3 police station in Chandigarh, refusing to allow a post-mortem until the accused were arrested. With the arrests made, the post-mortem is now scheduled to be conducted at the Postgraduate Institute of Medical Education and Research (PGIMER) on Friday.
Details of the Fatal Incident
A case was registered on Wednesday based on a complaint filed by Ravinder Singh, a resident of Mohali and friend of Charanpreet. According to the complaint, Ravinder had gone to the Body Zone Gym in Sector 9-C in the morning. Approximately 15–20 minutes later, Charanpreet arrived at the gym along with an associate named Balwinder. Around noon, Charanpreet received a phone call while inside the washroom and subsequently stepped out of the gym. Soon after, panic erupted outside as people were seen running. The complainant claimed to have witnessed a man wearing a red T-shirt and a helmet fleeing the scene towards a slip road. The assailant allegedly escaped on a motorcycle after briefly lifting his helmet visor.
Charanpreet, who sustained multiple gunshot injuries, was rushed to a hospital in a private vehicle. Doctors declared him brought dead on arrival. The FIR noted visible bullet wounds on his left arm, chest, and abdomen. Following the incident, the UT police alerted their counterparts in Mohali upon recognizing the accused, leading to the AGTF's operation. Additionally, police found around Rs 70,000 in Charanpreet's car during their investigation.
This case underscores the dangerous intersections of real estate, gang violence, and financial disputes in the region, with authorities continuing to probe deeper into the connections and motivations behind this shocking crime.
