Delhi Police Probes Rs 200 Crore Property Fraud in South Extension
Delhi Police Investigates Rs 200 Crore Property Fraud

New Delhi: The Delhi Police has initiated a comprehensive investigation into a high-value property fraud case that has sent shockwaves through the capital's real estate circles. The probe follows a formal complaint alleging that a prime property in the upscale South Extension Part-I area, valued at an estimated Rs 200 crore, was fraudulently planned for sale at a drastically undervalued price of just Rs 41 crore.

Details of the Fraudulent Scheme

The complaint, filed on January 22, outlines a complex web of deception involving multiple parties. According to the allegations, several businessmen, a private company, and officials from the local registry office colluded to orchestrate this elaborate fraud. The central element of the scheme was the preparation of a forged sale deed through a purported general power of attorney (GPA) that was allegedly executed by the complainant's father.

Execution of the Fraudulent Sale Deed

The fraudulent sale deed was reportedly executed on January 30, 2025, with the intention of transferring the entire property for the grossly undervalued amount of Rs 41 crore. The complainant, a businessman, has provided detailed allegations regarding the falsified documents used in this transaction.

"Upon examining the fraudulent sale deed, I found that one of the accused falsely claimed authority to execute the document through an alleged agreement and a purported general power of attorney supposedly executed by my father. Both the alleged agreement and GPA are demonstrably fraudulent, fabricated and illegal, and were never executed by my father or the company," the complainant stated in his official complaint.

Allegations of Official Collusion

The case takes a more serious turn with allegations of official involvement in the fraudulent activities. The complainant has claimed that the forged sale deed was illegally registered at the local registry office, despite the office lacking proper jurisdiction over the property in question.

This irregular registration process has raised serious questions about potential collusion between private individuals and public officials. The businessman has alleged that this indicates "active collusion and abetment by unidentified public officials in the criminal activities carried out by the accused."

Investigation and Legal Implications

The Delhi Police investigation is now focusing on several critical aspects of this case:

  • Verification of the authenticity of the general power of attorney and related agreements
  • Examination of the registration process at the local registry office
  • Identification of all individuals and entities involved in the alleged fraud
  • Determination of the actual market value of the South Extension property
  • Investigation into potential official misconduct and collusion

This case highlights the vulnerabilities in property transaction systems and raises important questions about document verification processes in real estate dealings. The substantial difference between the property's actual value (Rs 200 crore) and the fraudulent sale price (Rs 41 crore) represents one of the most significant alleged property frauds investigated in Delhi recently.

The investigation is ongoing, with authorities examining all documentary evidence and interviewing relevant parties to establish the complete chain of events and identify all those responsible for this alleged multi-crore property fraud scheme.
