Residents of Great Value Sharanam housing society in Noida's Sector 107 have expressed serious concerns over the deteriorating condition of their residential complex, citing cracked pillars, inadequate basic infrastructure, and builder indifference towards their grievances. The apartment owners' association (AOA) has highlighted multiple issues, including poor waste management, insufficient firefighting systems, and malfunctioning elevators.
Living conditions under scrutiny
Approximately 6,000 residents live in the society, and problems have persisted since the first occupancies in 2017-18. Bishwarup Mallick, general secretary of the AOA, noted widespread seepage in flats and common areas, with numerous appeals to the builder remaining unanswered over the years. Several critical infrastructure systems related to health and safety are reportedly defective or poorly maintained.
Health risks from water tanks
AOA president Abhishek Mittal raised alarm about underground water tanks located near waste treatment facilities, posing potential contamination risks. Residents fear for their health due to the proximity of these tanks to sewage treatment areas.
Structural safety concerns
Falling plaster and large cracks in various building structures have created a precarious living environment, according to Mallick. In response, the AOA has demanded a comprehensive structural audit of all towers to assess the safety and integrity of the buildings.
Past protests and builder response
Residents held protests in January and last year, which prompted Noida Authority to mediate between the builder and the AOA. Following sustained pressure, the builder conducted a structural audit that found approximately 30 columns at 'high risk' and an additional 129 at 'moderate risk'. The audit suggested that further investigation could reveal even more severe issues.
Repair work criticized
The builder has started plaster repair work, but residents criticize the slow pace and lack of a clear completion timeline. A response from the builder's representatives is awaited.
