Residents of Jaypee Greens Wish Town in Sector 128, Noida, have accused the developer of converting land designated for a private members-only club into a commercial facility without regulatory approval or prior notice. Members of Boomerang – The Club, C’est la vie issued a statement on Monday raising concerns with Jaypee Associates Ltd (JAL), alleging that the originally planned private club now offers commercial services such as a spa, gaming zone, conference rooms, and café to outsiders.
Club Facility Allegedly Commercialized
The club, spread over 50,000 square feet and planned as a three-storeyed members-only facility, was intended exclusively for residents of Jaypee Wish Town. However, members claim that when the project was inaugurated last year, only two of the three planned floors were developed. Captain JJ Nijhawan, a former Indian Navy pilot and golf secretary at Wish Town Boomerang Club, stated that the project was originally conceived as an exclusive amenity for township residents. “Last year the developer ‘completed’ and inaugurated the project. They only developed two of the three floors. What is striking is that the facility, which was meant for residents only, is now commercialised. They have developed spa, gaming zone, conference room, cafe, etc and are offering these facilities to outsiders,” he said.
Residents Raise Concerns Over Master Plan Violation
Ravi Capoor, a retired Government of India secretary and club member, alleged that homebuyers are being deprived of what was promised. “The Boomerang Complex does not exist in the Master Plan of Jaypee Greens Wish Town. Who authorised building a commercial complex in place of a private, members-only, exclusive club?” he questioned. The residents’ group has placed six demands before the developer, including disclosure of written approval from the competent authority permitting construction of the Boomerang Complex on land originally designated for the club. They have also sought audited accounts detailing the present custodian and balance of interest-free maintenance deposits collected from members.
Demands for Exclusive Access and Transparency
The group further demanded that the entire promised facility—all three levels across the full 50,000 square feet area—be made available exclusively to members. They also sought written details of a single authorised representative responsible for liaising with life members of Boomerang – The Club. Residents noted that life membership fees, which were Rs 10 lakh in 2013, have risen to Rs 26 lakh in 2026. According to members, the club was envisaged with facilities including a gym, swimming pool, golf access, banquet hall, restaurants, meeting rooms, health facilities, coffee house, and bar.
Background on Jaypee Wish Town and Insolvency
Jaypee Wish Town in Sector 128, along the Noida-Greater Noida Expressway, is a premium residential township featuring golf-linked housing, villas, and high-rise developments. However, Jaypee Associates entered insolvency proceedings amid mounting debt and project delays beginning in 2017. In March this year, the National Company Law Tribunal approved Adani Enterprises’ Rs 14,535-crore resolution plan for Jaiprakash Associates Ltd. “Adani has a chance to do what JAL never did—honour the contractual obligations of Boomerang – The Club, C’est la vie, and treat this community with honesty and respect,” Nijhawan said. The Adani group did not share a comment.
