TN Registration Dept to Make Anywhere Registration Mandatory

The Tamil Nadu Registration Department is set to make its 'Anywhere Registration' facility mandatory for select categories of property documents, marking a significant step towards fully digitising the registration process. The process will be rolled out in a few weeks.

How the Online System Works

The online system enables citizens to register documents without visiting Sub-Registrar Offices. Applicants can upload and submit documents from any location at any time through the department's portal. Once approved by the Sub-Registrar, the registered document, bearing the officer's digital signature, will be delivered electronically through the applicant's login account and via WhatsApp.

Documents Covered Under Mandatory Online Registration

According to a notification issued by the department, the proposed mandatory online registration will cover first-sale plot transactions, first-sale flat registrations, sale deeds executed by the Tamil Nadu Housing Board, and mortgage and receipt documents related to bank loans.

Steps for Transition

To facilitate the transition, the department has asked the public, builders, document writers, banks and lawyers to create user accounts on the registration portal and familiarise themselves with the online process. Aadhaar details of all parties involved in a transaction, including witnesses, must be uploaded, while identity verification will be carried out through Aadhaar-based fingerprint or iris authentication.

Technical Requirements

The department has also specified the technical infrastructure required for online registration, including internet connectivity, UIDAI-approved biometric devices and a webcam. "This is expected to cut down bribery, reduce crowd at registration offices and improve speed of transactions," said an official.

Benefits of the Move

Officials said the move is aimed at simplifying registration procedures, reducing footfall at Sub-Registrar Offices and improving the speed and transparency of property transactions. The department is expected to announce the date from which the online mode will become compulsory in the coming weeks.
