GLADA Approves Layout for 12-Acre Commercial Hub in Ludhiana

The Greater Ludhiana Area Development Authority (GLADA) has approved the layout plan for a 12.39-acre commercial project near Feroze Gandhi Market, paving the way for the development of 110 commercial units with parking, wide internal roads, and infrastructure on Canal Colony land along Pakhowal Road.

Project Details and Layout

According to GLADA Additional Chief Administrator Vikas Heera, the planned layout has been approved to develop a commercial hub that will sell shops and units to generate more revenue for GLADA. The layout, prepared by the Department of Town and Country Planning, Punjab, designates the site adjacent to Feroze Gandhi Market, Mini Secretariat, and Nehru Sidhant Kender. It includes 20 shop-cum-offices (SCOs) and 90 shops, with space reserved for future development projects.

Parking and Infrastructure

Nearly 30 percent of the total land is earmarked for commercial shops, while 19 percent is reserved for parking. The project requires 301 equivalent car spaces, but the layout provides 416 such spaces, exceeding requirements. Separate entry and exit points, wide internal roads, pedestrian pavements, and an 80-foot road are designed to ensure smooth traffic movement.

Future Development and Legal Compliance

The layout includes a 1.88-acre chunk for future development projects. The existing police station on the site has been retained. Around 3.32 acres of land is kept as a reserved area in compliance with directions from the Punjab and Haryana High Court, with any development on this portion subject to further approval. Officials noted that the layout approval is a crucial step forward.

Expected Impact

With its location close to key government offices and wholesale and retail markets, the project is expected to attract businesses and increase commercial activity in the area. Heera added that the commercial hub will help generate revenue for GLADA while boosting local economic growth.
