Gujarat Real Estate Project Registrations Plunge to Post-Pandemic Low

According to the latest data released by the Gujarat Real Estate Regulatory Authority (GujRERA), the state's real estate sector has experienced a significant downturn in new project registrations. In the financial year 2026, only 1,610 new projects were registered, marking the lowest figure since the Covid-19 impacted year of FY 2021. This decline represents a stark contrast to the robust demand witnessed over the past four years, signaling a shift in market dynamics.

Market Saturation and Developer Caution Drive Slowdown

Industry experts attribute this sharp drop to a combination of market saturation from recent high supply and a more cautious approach by developers. Tejas Joshi, president of CREDAI Gujarat, explained, "Over the past four years, a high number of projects have been launched, many of which are still under construction, given that the average completion cycle is around three years. Developers are now exercising caution in launching new projects." Since FY 2021, annual project registrations had consistently remained above 1,700, but FY 2026 saw a drop of approximately 211 projects compared to the previous year.

Ahmedabad Leads Amidst Statewide Decline

Ahmedabad emerged as the leading real estate hub in Gujarat, accounting for 506 of the total new registrations. This was followed by Surat with 328 projects and Vadodara with 209. Other key cities recorded lower numbers: Gandhinagar (169), Rajkot (109), Bhavnagar (87), Jamnagar (25), and Junagadh (19), while other locations together accounted for 158 projects. The data underscores Ahmedabad's dominance and diversification in the state's property market.

Breakdown by Project Type Across Gujarat

The registrations were categorized by project type, revealing varied trends across segments:

  • Residential Projects: Led the registrations with 663 projects. Ahmedabad topped this segment with 223 projects, followed by Vadodara (123) and Surat (95). Gandhinagar recorded 73 residential projects, while Rajkot saw 42.
  • Mixed-Use Developments: Accounted for 518 registrations, with Ahmedabad (207) and Gandhinagar (79) being major contributors. Vadodara and Surat added 61 and 57 projects respectively.
  • Commercial Projects: Registered 233 projects, strongest in Ahmedabad (68) and Surat (52). Rajkot and Jamnagar followed with 27 and 17 projects.
  • Plotted Developments: Totaled 196 projects, dominated by Surat with 124, far ahead of Bhavnagar (35) and Ahmedabad (8).

Future Outlook and Commonwealth Games Impact

Despite the current slowdown, there is optimism for a rebound. Tejas Joshi highlighted, "With Ahmedabad set to host the Commonwealth Games 2030, we expect FY 2027 to see an uptick in new launches." This anticipated boost could revitalize the market, driven by infrastructure development and increased investment. The state's real estate had previously benefited from strong post-pandemic demand, particularly in urban centers where homebuyers sought lifestyle upgrades.

The current data indicates a period of consolidation as developers reassess supply in light of ongoing construction and market conditions. Ahmedabad continues to stand out as Gujarat's most diversified real estate market, poised for potential growth in the coming years.
