Kolkata Residential Property Market Sees Strong Rebound in February 2026

Kolkata's residential property registrations, which experienced a seasonal slowdown in January 2026, made a significant turnaround in February 2026 with a remarkable 63% rise. According to data from the state directorate of registrations and stamps revenue, the city recorded 4,974 home registrations in February 2026, compared to just 3,052 in January 2026.

Historical Context and Market Performance

Although the February 2026 count was 1% lower than the 5,016 registrations in February 2025, it marked the second-best performance in five years. For context, only 1,593 and 2,922 homes were registered in February 2022 and 2023, respectively. This rebound highlights a recovery from the seasonal low base, but developers caution that the situation in March 2026 could be volatile due to sentiments impacted by the Iran war and its potential effects on business and households.

Shift in Buyer Preferences Towards Larger Homes

Data collated by real estate consultancy firm Knight Frank India reveals a notable shift in buyer preferences during this period:

  • Mid-sized apartments (501-1,000 sq ft) accounted for the largest share of registrations at 58% in February 2026, up from 44% in February 2025.
  • Units below 500 sq ft saw their share decline to 32% from 52% during the same period.
  • Apartments larger than 1,000 sq ft increased their share to 10%, indicating a gradual move towards more spacious living options.

Shishir Baijal, CMD of Knight Frank India, commented, "Kolkata's residential market recorded a strong rebound in February, highlighting steady buyer confidence. The share of mid-sized and larger homes reflects evolving buyer preferences, driven by affordability considerations and improving infrastructure."

Geographic Distribution of Registrations

The north zone led the activity in February 2026, capturing a 41% share of total apartment registrations in Kolkata. Key locations with high transaction volumes included Dum Dum, Barasat, Khardaha, and Baranagar. Meanwhile, the south zone remained a significant contributor, accounting for 33% of registrations, up from 31% in the same period last year.

The top 10 locations—Rajarhat, Dum Dum, Barasat, Thakurpukur, Khardah, Baranagar, Behala, Airport, Kasba, and Sonarpur—collectively accounted for 53% of total apartment registrations in February 2026.

Industry Insights and Future Outlook

Sushil Mohta, president of CREDAI West Bengal, noted, "The high growth in registration indicates buyer's confidence and demonstrates underlying resilience. While 63% month-on-month growth reflects a rebound from seasonal low base, the more significant factor is the sustained demand in mid-sized homes."

However, the market faces uncertainties as global tensions, such as the Iran war, could impact economic sentiments and household decisions in the coming months. Stakeholders are closely monitoring these developments to gauge their effect on Kolkata's real estate landscape.
