In a significant move that highlights their confidence in Mumbai's commercial real estate market, the renowned Roshan family has made a substantial investment, acquiring seven properties in the city's bustling Andheri West area for a combined total of approximately Rs 27 crore.

Major Property Acquisition in Andheri West

According to official property registration documents, actor and director Rakesh Roshan and his wife, Pinkie Roshan, have expanded their investment portfolio with the purchase of five commercial office units. These acquisitions are located within the prestigious Vaidya West World One Aeropolis building.

The transactions were formally registered on November 19, with all units being acquired from the developer, Vaidya Spaces Private Limited. The total expenditure for these five units by the senior Roshans amounted to a staggering Rs 19.68 crore.

Breaking Down Rakesh and Pinkie's Investments

The acquisition was split between the couple. Rakesh Roshan personally purchased the first two office units. The first property, valued at Rs 3.27 crore, boasts a RERA carpet area of 1,259 square feet and includes two dedicated car parking spaces. The second unit, acquired for Rs 2.83 crore, measures 1,089 square feet and also comes with two parking spots.

Pinkie Roshan secured three additional units in the same building. Her investments were priced at Rs 4.85 crore, Rs 5.28 crore, and Rs 3.43 crore, respectively. These offices are more spacious, with carpet areas of 1,869 sq ft, 2,033 sq ft, and 1,322 sq ft. Each of these properties also includes two car parking spaces, underscoring the premium nature of the acquisitions.

Sunaina Roshan Joins the Real Estate Venture

Completing the family's investment spree, their daughter, Sunaina Roshan, also entered the commercial property market. She purchased two office units in the identical Vaidya West World One Aeropolis building, with a combined investment of Rs 6.42 crore.

Both of Sunaina's units are situated on the eighth floor of the building. Together, they cover a substantial carpet area of 2,471 square feet. Individually, the units are valued at Rs 3.16 crore and Rs 3.26 crore.

Stamp Duty and Registration Details

The property deals involved significant additional costs in the form of stamp duty and registration fees. For each of the seven units acquired by the family, a standard registration fee of Rs 30,000 was paid.

The stamp duty paid by Rakesh Roshan for his two units was Rs 19.64 lakh and Rs 16.98 lakh, respectively. For Pinkie Roshan's three acquisitions, the stamp duty amounted to Rs 29.15 lakh, Rs 31.71 lakh, and Rs 20.62 lakh.

This major real estate purchase by the Roshan family signals a strong belief in the long-term growth potential of commercial real estate in Mumbai, particularly in the well-connected Andheri West locality. Rakesh Roshan, celebrated for directing iconic films such as Khoon Bhari Maang and the Krrish series, along with Sunaina, who is a film producer, continue to make strategic financial decisions beyond the world of cinema.
