The Lucknow Development Authority (LDA) is set to launch two major housing schemes, Varun Vihar and Naimish Nagar, with online registration opening for more than 3,100 residential plots in the first phase. The plan was finalized on Monday by LDA vice-chairperson Prathamesh Kumar.
Under the first phase, plots ranging from 72 square meters to 450 square meters will be made available across two sectors in each project. Varun Vihar will offer 1,926 plots, including 1,218 in Kailash Khand and 708 in Kashi Khand. Naimish Nagar will provide 1,179 plots in its first phase.
Varun Vihar Yojana
Varun Vihar is being developed by the LDA as the largest residential scheme in the state. It is planned over approximately 6,580 acres along the Agra Expressway.
Plot types: The scheme will offer a mix of residential, commercial, mixed-use, institutional, and group housing plots.
Land acquisition progress: Registry (bainama) has been completed for approximately 450 bighas of land, while possession has already been taken for 105 bighas. So far, compensation worth Rs. 300 crore has been disbursed to farmers. The broader process of acquiring land from 22,403 farmers is continuing in a phased manner.
Key features: Beyond residential plots, Varun Vihar will include a central park, a golf course, and a 300-acre logistics park, along with modern infrastructure and extensive green spaces.
Naimish Nagar Yojana
Naimish Nagar is being developed along Sitapur Road, spread over roughly 3,681.69 acres (about 3,600 acres), with the aim of becoming a model development that gives a fresh identity to the northern part of the city.
Land identified: Around 1,486.69 hectares of land across 18 villages in B.K.T. Tehsil — including Bhauli, Laxmipur, Purab Gaon, Purwa, Sairpur, Farrukhabad, Kodri Bhauli, Kamlabad, Kamalapur, Palhari, Gopramau, Barumau, Dhatingara, Saidapur, Paschim Gaon, Dhobaila, Umarbhari, and Duggaur — has been earmarked for the project.
Cost estimate: The estimated cost for land acquisition stands at approximately Rs. 4,785 crore, already approved by the authority board.
Planned facilities: Naimish Nagar is expected to house close to 3 lakh people and will include wide roads, green belts and parks, schools and hospitals, community centres, a solid waste management facility, commercial centres, and a sewage treatment plant (STP).
Village development: Alongside the core scheme, LDA will also upgrade infrastructure in the surrounding villages, including link roads, drainage systems, playgrounds and baraat ghars, health centres, ponds, schools, parks, cremation grounds, and cemeteries.
With Varun Vihar and Naimish Nagar, the LDA is undertaking two of its most ambitious housing projects to date, aimed at addressing Lucknow's growing residential demand while strengthening the city's industrial, healthcare, educational, and logistics infrastructure. As online registration opens for the first phase, prospective buyers can expect a mix of plot sizes and uses across both schemes, alongside modern amenities and continued village-level development in the surrounding areas.
