Noida Airport Land Demand: 1.1 Lakh Apps for 973 Plots

The demand for land near Noida International Airport has surged, with the Yamuna Authority receiving 1,10,034 applications for 973 residential plots. On Thursday, the agency conducted a draw at the India Expo Centre and Mart in Greater Noida to allot the plots. Some plots were reserved for farmers, Scheduled Castes/Scheduled Tribes, disabled persons, and industrialists with functional units near the airport.

Allotment Drive Details

The Yamuna Authority announced the allotment drive in April. Applications came from locals, professionals, investors, and businesses. Out of the total applications, 140 were rejected due to duplication, and 23 applicants surrendered their applications. The draw was held in the presence of the allotment committee and three retired Allahabad High Court judges, who acted as observers. The process was broadcast live on UP Doordarshan’s YouTube channel.

Plot Categories and Demand

The highest number of applications was for 200 square metre (sqm) plots, with 57,620 applicants competing for 481 plots. This was followed by 162 sqm plots, which attracted 48,920 applications for 476 plots. Four plots of 183 sqm and 184 sqm received 566 and 539 applications, respectively. For larger categories, six plots of 223 sqm drew 1,528 applications, while two plots of 290 sqm received 861 applications. These plots are located in Sectors 15-C, 18, and 24.

Payment and Lease Terms

As per the scheme, 100% of the total premium must be paid within 60 days from the date of the allotment letter. However, the payment period can be extended by a maximum of 30 days under certain circumstances. The plots are allotted on a 90-year lease from the date of the lease deed. The last date for applications was May 6.

Impact of Airport Operations

The demand for residential plots near the newly launched airport underscores the region's rapid urban expansion following the commencement of commercial flight and cargo operations earlier this week. Officials expect housing demand to rise further in the coming months. Additional CEO of Yamuna Authority, Shailendra Bhatia, said, “The rise in demand for residential plots shows the area is becoming an economic and industrial hub. We plan to launch another residential scheme in the coming days to accommodate the demand.”

Land Rates and Real Estate Trends

Land rates in Yamuna city have doubled in the last 10 years. The allotment rate for residential plots was Rs 15,620 per sqm in 2016-17, which increased to Rs 36,260 per sqm in 2026-27. Shivansh Pathak, director of real estate company Divyansh Group, noted that the overwhelming response reflects a trend beyond immediate housing needs. “Major infrastructure projects are increasingly influencing urban expansion and investment decisions. With over 1 lakh applications for 973 plots, the interest around Noida International Airport indicates growing confidence in the region's future economic potential,” he said.
