This announcement comes after significant delays, as the previous 10-year plan and its extension expired a year ago, with Auda yet to finalize the new draft until now.

Shift to a Long-Term Vision for 2041 and 2047

In a major departure from traditional practices, Auda has opted to break away from the regular 10-year term plans. Instead, the new draft development plan (DP) will outline a 20-year vision stretching to 2041, with an overarching goal aligned with 2047. This strategic shift is largely driven by Ahmedabad's prospects of hosting international events, including the Commonwealth Games in 2030 and a bid for the Olympic Games in 2036.

Key government sources revealed that the plan aims to provide a substantial uplift to the city's infrastructure, ensuring it meets global standards for these prestigious competitions. The focus on long-term planning is expected to facilitate comprehensive urban development, addressing both immediate needs and future growth.

Major Changes and Expansions in the New Draft

The new DP is anticipated to introduce significant modifications, including the addition of newer areas within Auda's limits. Outgrowth areas from Ahmedabad, Gandhinagar, and Mehsana districts are expected to be incorporated, expanding the urban development authority's jurisdiction. Additionally, the state government has directed that planning for the North Gujarat Special Economic Region (SER) should be integrated into the new DP.

Sources indicated that the government might deregulate existing agricultural and green zones to permit commercial, residential, and non-industrial development. To balance this, new green zones are planned for areas proposed to be included within Auda limits, aiming to maintain environmental sustainability amidst urban expansion.

Pollution Reduction and Industrial Relocation Initiatives

A key objective of the development plan is to drastically reduce air pollution in Ahmedabad, particularly in preparation for the Commonwealth Games in 2030. Government sources highlighted a strong likelihood that existing industrial areas within the city will be incentivized to relocate outside city limits.

These industries are expected to receive lucrative incentives to facilitate their shift, which could help mitigate pollution levels and improve urban air quality. This move aligns with broader environmental goals and enhances the city's appeal as a host for international events.
